The Montreat Board of Adjustment will hold a Public Hearing on Thursday, August 27, 2026, at 5:00 p.m. or as soon as possible thereafter in the Town Hall, 1210 Montreat Road, Montreat, NC.

The purpose is to grant/deny a Variance request submitted by Philip and Linda Jung, applicants on behalf of property owners, Julian and Nancy Lake, for the lot addressed as 427 Kentucky Road, Montreat, NC 28757 and described as PIN# 072007567500000. This Variance request is to the Montreat Zoning Ordinance, Sections 501.5 (Minimum Front Yard) and 501.81 (Minimum Side Yard) to reduce the front setback requirement from 30 feet to 10 feet on the eastern side of the Subject Property and the side setback requirements from 15 feet to 5 feet on the northern and southern side of the Subject Property, and to Montreat General Ordinances, Chapter K – Environment, Article III: Stormwater Management, Section 305.1, to reduce the 30-foot stream buffer to 10 feet for the purpose of building a new one-story, single-family dwelling and workshop for a permanent residence.
