Board of Adjustment Meeting Notices
The Montreat Board of Adjustment will hold 3 Evidentiary Hearings on Thursday, July 28, 2022 at 5:00 p.m. of as soon as possible thereafter in the Town Hall, 1210 Montreat Road, Montreat, NC.
The purpose of this hearing is to consider an Appeal f a determination made by the Montreat Zoning Administrator. The Zoning Administrator determined that a 30′ vegetated buffer is not applicable to a section of Ephemeral Stream (i.e. wet weather conveyance-only) per State law and Montreat’s Stormwater Ordinance, Sec. 305. The Appellant counters that a 30′ vegetated buffer should be required along the stream centerline on the subject property. The property is zoned R-3 Low Density Residential and is further described as Lot 778, Montreat ETJ, PIN#072111773600000.
The purpose of this hearing is to consider a Variance request for location of a detached garage’s side setback on the south/east side of the property (standard is 25′; applicant requesting 7.5′). The property is zoned R-1 Low-Density Residential and is further described as 513 Providence Terrace, PIN#072019115700000.
The purpose of this hearing is to consider a Variance request to the rear setback on the north side of the property (standard is 20% of mean lot depth or 35′ max.; applicant requesting 0′) due to site constraints of a required septic field location. The property is zoned R-3 Low-Density Residential and is further described as Lot 766, Greybeard Trl., Montreat ETJ, PIN#072111435500000.
